What forms will my student be signing?

What forms am I required to complete?
If you are the person that will be the guarantee on the lease then you will be required to fill out the Guarantor Application. This form will be subject to credit approval.

Do you offer a 24-hr emergency maintenance?
Yes. Our goal is to have every request completed within 24 hours of contact. You can call our afterhours number 509-243-6403.
Why do I have to give you my social security number?
We use a 3rd party company which requires a social security number to run the screen.
What does the community fee cover?
The community fee covers the cost for resident events such as Waffle Wednesdays or Free Food Fridays, and general community upkeep, such as parking lots and laundry rooms. This is a one time payment for incoming residents, meaning that if you were to renew your lease, you would not have to pay it again next year
If my student can’t move in on the first, why can’t I pay a prorated rent amount?
We offer 12 equal installment agreements. Our lease terms are June-May or August-July based on the specific property.
Why do I have to pay extra to park at the property I am renting?
Parking is limited on College Hill which is where most of our properties are located. Unfortunately, parking is not guaranteed and permits are sold on a first come basis.
When can I buy a parking pass?
Parking passes can be added to the monthly installment at the lease signing. Parking is not guaranteed and is limited. Vehicles without permit will be towed by Auto Body Super Center (509-332-7274).
What utilities are my student responsible for?
Our residents are responsible for all the utilities. We bill back a flat utility rate for water, sewage, and garbage. Internet and laundry fees are included at specific properties. Electric and cable are the residents responsibility. Electric is to be set up in the residents name through Avista Utilities (1-800-227-9187) upon the lease start date for the entirety of the lease term.
When can my student expect to see their deposit back?
Final accounting statements will be sent from our office 14 days after the lease expires. Any refund checks will be mailed separately from our corporate office in Seattle. Refunds will be sent to that last address on record so it is important that your student leave their forwarding address at the end of their lease.
Do I still have to pay if my student isn’t living in Pullman?
Yes. If your student is not coming back to Pullman during their lease term, they can sell their contract. There is a fee to assign the lease to a replacement resident.
